Our unique guaranteed rent service has fast become the preferred letting option for the majority of landlords. Our Guaranteed Rent Management service is the only letting option which offers long term leases, is risk free, and provides you with guaranteed rent and guaranteed peace of mind. Rent is paid on time – all the time!
At My London Pad we adapt our choices to match the requirements of each individual landlord, and whilst our guaranteed rent service is our most popular letting route, we understand that this option may not suit all landlords.
An additional range of more orthodox letting routes are available via the residential lettings market. Whether it be a simple introduction, rent collection or fully management service.

Landlord services
Find the right level for you, dependent on your experience and the amount of time you have available to manage your let:
Service level 1: Introduction Only
Introduction only is the ideal service if you’re an experienced landlord, happy to look after the day-to-day management of the property yourself, but preferring not to deal with the marketing and setting up the tenancy.
Introduction Only includes:
- Rental evaluation of your property
- Marketing your property
- Viewings
- Tenant selection
- Full tenant referencing
- Full guarantor referencing and obtaining guarantee (if applicable)
- Co-ordination/negotiating of the let in line with your requirements
- Preparation of the agreement and standing order
- Collection of first month’s rent and security deposit and transfer into your account after any deductions.
Optional extras (charged separately)
- Inventory preparation
- Checking in new tenants to the property
- Co-ordination & renewal on extension of tenancy
- Energy Performance Certificate
- Registering of deposit within TDS (The Dispute Service) as required by Housing Act 2004
Service level 2: Rent Collection Only
If you’re happy to deal with the day-to-day management of the Property but don’t want the hassle of finding the right tenant and collecting the rent, this is the ideal service for you.
Rent Collection Only includes:
- Rental evaluation of your property
- Marketing your property and viewings
- Tenant interviewing and selection
- Full tenant referencing
- Full guarantor referencing and obtaining guarantee (if applicable)
- Co-ordination/negotiating of the let in line with your requirements
- Ensuring that you are meeting any legal requirements in connection with the let
- Preparation of the agreement and standing order
- On-going monthly transfer of rental into your nominated account (normally within five working days of receiving cleared funds)
- Sending your detailed monthly statement of account
- Holding security deposit in a client bonded account.
- Liaising with tenants if there are any late rental payments
- Negotiating extensions of tenancy, in line with your instructions

- Co-ordination & documentation on extension of tenancy
- Energy Performance Certificate
- Registering of deposit within TDS (The Dispute Service) as required by Housing Act 2004.
Service level 3: Full Property Management
We will, quite simply, take care of everything – from finding the right tenants, through collecting rent, to dealing with any property- related emergencies. Whatever happens, we along with our contractors are available 24 hours a day, 365 days a year, to cope with any problems your tenants may face – and to look after your property and your interests.
Full property management includes:
- Rental evaluation of your property
- Marketing your property and viewings
- Tenant selection
- Full tenant referencing
- Co-ordination/negotiating of the let in line with your requirements
- Ensuring legal requirements are met
- Preparation of the agreement and standing order
- On-going monthly transfer of rental into your nominated account (normally within five working days of receiving cleared funds)
- Sending your detailed monthly statement of account
- Liaising with tenants if there are any late rental payments
- Negotiating extensions of tenancy, in line with your instructions
- Notifying utilities of new occupants and the meter readings
- Tenancy inspections
- Point of contact for tenants for maintenance issues
- Checking out of tenants at the conclusion of tenancy
- Liaising with you about dilapidation issues.
